Anatomy of a Primary Market: The Ashburn Blueprint

Faraday’s take

Ashburn is not a miracle; it is a mechanism. Fiber compounded into liquidity, liquidity into trust, and trust into the world's largest data-center market. But the mechanism is now jammed on its last input, power, and that jam is the most useful thing about it. It exposes the real hierarchy: capital is abundant, land is findable, incentives are negotiable, and firm power on a known date is the one thing you cannot manufacture overnight. Learn to read a market and you learn to read that hierarchy. Everything downstream is a search for entitled, powered land.

Knowledge check

Why does the author argue that power, rather than land or capital, is the binding constraint that defines whether a market is truly primary?

Show the answer

Capital is abundant and land can usually be found or entitled, so neither reliably limits a project. Firm power delivered to a specific parcel on a known date depends on transmission and substations that take years to permit and build and cannot be accelerated to match a construction schedule. Because it is the one input a practitioner cannot buy, hire, or finance away, the ability to deliver power at scale is what makes a market liquid and trusted, and therefore primary.
