Site Certification as De-Risking Machinery

Faraday’s take

Site certification programs exist to solve one problem: the buyer of industrial land cannot see the risks until they are already committed. Zoning, environmental review, utility capacity, geotechnical surprises, and title defects all hide until due diligence surfaces them, usually late and expensively. A certified site is one where a credible third party has already done that diligence and published the answer. Georgia and Virginia built these programs to compete for exactly the projects this course is about. The certification does not create power or entitlement out of nothing. It proves they already exist and packages the proof. In a market where entitled, powered land is the scarcest asset, a program that certifies both is a machine for turning slow land into fast land.

What core information problem do site certification programs exist to solve?

Show the answer

They solve the buyer's information asymmetry: the risks of an industrial parcel (zoning, environmental, utility capacity, geotechnical, title) are hidden until expensive late-stage due diligence surfaces them. Certification has a credible third party perform and publish that diligence in advance, converting hidden risk into disclosed, verified fact and compressing the buyer's timeline.
