Factory Time, Factory Money
Modular delivery is not a construction choice. It is a financial instrument. Factory assembly does two things at once: it compresses the schedule and it reshapes the cash curve. Compress the schedule and you pull revenue forward, because a data center earns nothing until it is energized. Reshape the cash curve and you change how the project is financed, underwritten, and valued. Speed and money are the same lever seen from two ends. The operator buys time-to-power. The investor buys cost certainty and an earlier yield. Both are buying their way off the critical path, and both are paying the integrator for the privilege.

Why does buying a factory-built module change a project's financial profile and not merely its build method?
Show the answer
Because a data center produces no revenue until it is energized, and modular delivery compresses the time to energization while moving commissioning risk off the critical path. Pulling the in-service date forward pulls revenue forward and shortens the period of unproductive capital, which raises the return. Factory pricing also converts uncertain field labor into a firmer fixed price, giving lenders and investors the cost certainty they underwrite against. Method changes the schedule and the cash curve at once, so it is a financial decision, not only an engineering one.
