The Lever in Your Own Hands: Structure as Strategy
Almost everything that determines a data center's return is set by someone else. Power prices, chip supply, interest rates, the arrival of demand: the operator is largely a price-taker, hedging variables it cannot move. Structure is the exception. Within the law, the operator chooses its own entity, depreciation, financing, and exchanges, and no counterparty has to agree. My read: that is why structure deserves more attention than it gets, not less. It is the rare lever with no negotiation on the other side, and the diligent analyst who prices it correctly is competing against a market that mostly forgot it was there. Quiet levers win quietly.

Summarize the argument that structure is 'the one lever fully in the operator's own hands,' and explain why that fact, combined with structure's invisibility, creates a durable advantage for the diligent analyst rather than an advantage that gets competed away.

Most of a data center's economics are set by external parties the operator cannot control: power markets set electricity prices, a few suppliers set chip costs, central banks set interest rates, and customers set the timing of demand. Against all of these the operator is mainly a price-taker. Structure is different because, within the bounds of the law, the operator alone chooses its entity type, its depreciation posture, its financing, and its use of leases and exchanges, and no counterparty has to consent. That makes structure a genuine lever rather than a variable to hedge. The advantage is durable rather than arbitraged away because structure never produces a headline: a well-designed wrapper generates no press release, shows up only in the effective tax rate and cash-flow statement, and so attracts far less analytical attention than the visible, glamorous physical and commercial developments. Attention and capital flow to the visible, leaving the structural side persistently under-analyzed for the reader willing to do the arithmetic.
