The New Buyer Class: Labs, Neoclouds, and Hyperscalers

Faraday’s take

Do not treat the AI-native buyer as one thing. There are three: the frontier lab, whose asset is the model and whose campus is insurance on a release date; the neocloud, a specialized compute landlord arbitraging the gap between demand and energized capacity; and the hyperscaler-as-lab, behaving like a lab in a landlord's clothes. Same concrete, different risk. A single-tenant campus is roadmap risk for a lab, utilization risk for a neocloud, and a cheap strategic option for a hyperscaler. And the demand does not sit in the market — it propagates upstream through accelerators, power, land, grid, and capital, tightening each in turn. Read the market by finding the currently scarce layer; that is where the frontier bends hardest.

Knowledge check

Why does the same physical single-tenant campus carry fundamentally different risk depending on which buyer archetype commissioned it?

Show the answer

Because the risk lives in the business model, not the building. A lab underwrites the campus to a model release, so it carries roadmap risk — if the model bet slips, the specialized hall does not re-lease. A neocloud underwrites to hardware depreciation and rental demand, so it carries utilization and refinancing risk. A hyperscaler carries it as a diversified strategic option its balance sheet can absorb. Identical steel and power, but the counterparty's clock and purpose determine what can actually go wrong.
