Private Credit Builds the Cloud

Faraday’s take

The decisive shift in AI funding is private credit. Direct-lending funds, filled with pension and insurance money hunting long-dated yield, now write the multi-billion-dollar checks that banks and bond markets cannot, because they offer speed, certainty, and bespoke structure exactly where regulated lenders retreat. Paired with patient, low-hurdle infrastructure-fund equity, this is the machine assembling capacity at scale. The trade is cost, tighter covenants, and risk quietly migrating onto the balance sheets of long-term savers. Soundness comes from conservatism, and failure from over-gearing: debt sized for the optimistic case has no margin when rent, rates, or renewal move. A deal is financeable when tenant credit, contracted power, conservative coverage, a credible build, and a de-risked refinancing all line up. Miss one and the announced megawatts never break ground.

Knowledge check

Name the conditions that, taken together, make a data-center deal financeable, and the single failure mode that most often sinks one.

Show the answer

A financeable deal has a creditworthy tenant on a long lease, contracted power with a real interconnection, debt sized to cash flow with genuine coverage and a real equity cushion, a credible fixed-cost construction plan, and a de-risked refinancing arranged before the risky phase. The most common failure mode is over-gearing: sizing debt for the optimistic case so coverage sits barely above one, leaving no margin when rent, rates, or renewal move against the asset.
