Financing the Build

Faraday’s take

Financing follows risk. Equity funds the land and the plan, construction loans fund the build once a tenant signs, and securitization or long-term debt refinances the stabilized building so the cycle can repeat. Newer structures such as the Meta and Blue Owl joint venture for Hyperion separate ownership from use and pass part of the residual risk back to the tenant through a guarantee. Faraday's read is that the sector's borrowing is now held in check less by corporate balance sheets than by the quality of lease analysis, and that a growing share of the exposure sits with insurers and credit funds that publish little about it.

Knowledge check

What does a residual value guarantee do in a structure like the Meta and Blue Owl joint venture for Hyperion?

Show the answer

It protects the investors if the tenant does not renew a short lease and the property is worth less than an agreed amount, with the tenant paying some or all of the shortfall, up to a cap, for the guarantee's term. That lets the tenant keep the flexibility of a short initial lease while giving investors protection close to that of a long one.
